How Much House Can I Afford?

So, a lot of times, one of the first questions that a buyer asks me is... "How much house can I afford?" Well, the answer depends on a lot of things, more than just the price of the home. It comes down to your income, your debts, how comfortable you want your monthly payment to feel, etc.

A simple rule many lenders use is that your housing payment should be no more than about 28% of your monthly income, and your total debts should stay under 36%. That gives you a starting point, but it is not the whole picture.

Your monthly cost will include more than just the mortgage. Property taxes, insurance, and possibly HOA fees all play a role. Two homes at the same price can have very different monthly payments depending on these costs.

Upfront expenses matter, too.... Buyers need to think about the down payment, closing costs and having some savings left over after the purchase. Just because you qualify for a certain amount, does not always mean you should spend it.

Interest rates also have a big impact. Even a small increase can lower your buying power and change what fits your budget.

In the end, affordability is up to the person. Some buyers prefer to stretch for a home they love, while others want to keep their payments lower and maintain flexibility.

The best first step is getting pre-approved and having a clear conversation about your goals. That way you can move forward with confidence and focus on homes that truly fit your situation.
